What is Sell and Rent Back?

How long can I rent the property back for?
We will confirm in writing to you the length of time you can rent back the property for and the rent terms. The letter will confirm how long you can stay there for, the rent per month and annual increases. We will issue an Assured Shorthold Tenancy Agreement (AST) for you to read and be comfortable with, which explains all the terms and conditions for both us and you as a tenant. The Assured Tenancy Agreement will be issued for 6 months, which will rollover thereafter for the number of years you would like to stay there for, providing you with the flexibility if your circumstances change.
An AST Agreement is reviewed on a yearly basis to enable House Quick Sell and yourself, to make sure that you always pay local market rent or if we agree on a below market rent, then inflationary increases will apply. We will continually allow for the AST to rollover every year and will review the terms to ensure it is compliant to the latest legislation year on year. If there is any change, we will issue you with a new one explaining the changes.
All of the above is subject to you conforming to the terms and conditions stated in the AST agreement of which a copy is available on request.
Will the rent be less than my current mortgage?
We can say with confidence, in almost all cases the answer is yes! We will rent the property back to you at a fair market rate, or even at a below market rate depending on the situation. We can even offer a rent back option with a period of reduced rent. We are very flexible and are willing to come to a solution that works for you!
Do HQS provide an option to buy the house back at a later date?
We provide this option that is suited for those who are having temporary financial difficulties. You can rent the property and have an option to buy the property back at a discounted rate!
What are HQS's fees for the rent back option?
HQS do not charge any fees, we pay all the valuation fees and solicitor costs up to £500 or more depending on the situation. Of course, we will agree a price with you for buying your property that is at discount to the current market value.
However, fees would be incurred is if you pull out from the sale after you have signed the agreement form and the solicitors/other parties have been instructed.

Do I need a solicitor?
We can provide you with one of our own trusted solicitors, this will help speed up the process even more and there will be less hassle for you. However, if you wish to employ your own solicitor this is not a problem.
Sell and Rentback Regulation (SARB)
The FSA is the independent watchdog that regulates financial services. With effect from 1st July 2009, the Financial Services Authority will regulate Sale and Rent Back activities.
House-Quick-Sell is a trading name of Buy Investment Properties which is Authorised and Regulated by the Financial Services Authority to carry out Regulated Sale and Back activities on an interim basis only and is entered on the FSA Register under (http://www.fsa.gov.uk/register/interimAuthorised.do).
